Frond G, Palm Jumeirah
Oceana, Palm Jumeirah
The island meets the mainland where the trunk joins Al Sufouh Road, between Dubai Marina and Dubai Media City. Outside peak hours Downtown is around 20 minutes away and DXB airport around 35.
Almost all traffic on and off the island passes through that one junction, so it gets slow at rush hour and on weekend evenings when the hotels and beach clubs are busy. If you live at the far end of a frond, add a few minutes just to reach the trunk.
The Palm Monorail runs along the trunk from the Gateway station to Atlantis and links with the Dubai Tram at Al Sufouh, from where you can reach the Red Line metro. It is handy for getting around the island and to the trunk's restaurants, but most residents drive for work and school.
Palm Jumeirah, Dubai
There are three distinct parts. The fronds are lined with villas on private plots, each with its own beach. The trunk holds the apartment buildings, from the original Shoreline and Golden Mile clusters to newer branded towers. The crescent is mostly hotels and resorts, several with private residences attached.
Senior professionals, business owners and families who want the beach on their doorstep, alongside a large group of international owners who use the island as a second home. Year-round tourism also makes it one of Dubai's busiest holiday-let markets.
The island is almost fully built, so most sales are resales of existing villas and apartments. New homes come mainly as branded residences on the few plots left or as redevelopments. Launches are rare and usually priced at the very top of the market.
Service charges here are among the highest in Dubai, partly because of beach and waterfront upkeep. Ask for the current rate for the exact building or frond, and what the owners' association covers.
For frond villas, compare the width of the beach and which way the frond faces: it changes the view, the sunsets and how hot the garden gets in the afternoon. If you plan to let the home to holidaymakers, check that the building allows it before you buy.
Nakheel Mall on the trunk covers everyday shopping, cinemas and restaurants. The Pointe, at the tip of the trunk, has waterfront dining with views of Atlantis, and the crescent's resorts add many of the island's best-known restaurants and beach clubs.
Beach access is the point of living here. Frond villas have private beaches, most trunk buildings share a beach for residents, and there are public beaches too. The boardwalk around the crescent is popular for walking, running and cycling.
There are clinics on the island and larger hospitals a short drive away on the mainland. Schools are on the mainland as well, so families do the school run through the island's main junction twice a day.
Suits you if
You want the beach to be part of daily life, you are investing for holiday lets in a place visitors ask for by name, or you want a second home with a long resale record.
Think twice if
You commute every day at peak times, you need a school nearby, or you want low running costs. The single main access road is a permanent feature, not a phase.
