About Dubai Marina

Location & connectivity

Road connectivity

Sheikh Zayed Road runs along the Marina's inland edge, with interchanges at both ends. Downtown is around 25 minutes away outside peak hours and DXB airport around 35. Al Maktoum airport in Dubai South is closer.

The Marina's inner roads are busy at rush hour and on weekend evenings, and parking for visitors can be hard to find.

Public transport

Two Red Line metro stations sit on Sheikh Zayed Road, and the Dubai Tram loops through the Marina and JBR, connecting to the metro and the Palm Monorail. Water taxis and the ferry run along the canal. Many residents manage with little use of a car.

Community overview

Residential character

Almost entirely high-rise apartments, from studios to large penthouses, many with views of the marina or the sea. The JBR towers line the beach, and a few low-rise villas and townhouses sit at the edges.

Who lives here

Young professionals, couples and families who like an active waterfront lifestyle, and a large share of tenants. It is also a strong holiday-let area thanks to the beach and promenade.

Property in Dubai Marina

What is available

Mostly resale apartments in towers built over the last twenty years, with a small number of new launches, often branded or high-end, on the few plots remaining.

What to check before you buy

Building age and upkeep vary a lot across the Marina, so look at the lifts, lobby and common areas, and compare service charges between towers. Check the view carefully: some units look straight at the next tower.

If the home is for holiday letting, check the building's rules, and ask whether major works such as façade repairs are planned.

Amenities & lifestyle

Retail and dining

Marina Walk and JBR's The Walk are lined with cafés and restaurants, and Dubai Marina Mall covers everyday shopping. Bluewaters Island, with its restaurants and the Ain Dubai wheel, is across a footbridge from JBR.

Outdoor space

JBR beach is the big draw, along with the 7 km promenade for walking, running and cycling. Yacht clubs and the marina itself make boating easy.

Schools and healthcare

There are clinics across the Marina and JBR, with larger hospitals a short drive away. Several international schools are in nearby communities such as Emirates Hills, The Springs and Al Sufouh.
