This policy explains how Splendid Homes Real Estate L.L.C ("Splendid Homes", "we", "us") collects, uses and protects personal data submitted through splendid-homes.com. We are a real estate brokerage in Dubai, United Arab Emirates, regulated by the Real Estate Regulatory Agency (RERA) of the Dubai Land Department, ORN 35508.

1. Data we collect

We collect only what you give us, plus basic details about your visit:

• Contact details: your name, phone number and email address.
• Enquiry details: your message, the property, project or service you asked about, and details you add to a form, such as your budget, viewing time or property to sell.
• Job applications: your CV and any other information in your application.
• Newsletter: your email address, if you subscribe.
• Visit details: the page you sent a form from, how you reached the site (for example a search engine or social media), and the time you gave consent.
• Technical data: our hosting provider processes IP addresses and similar request data to deliver and secure the site.

Please do not send passport, Emirates ID or bank details through website forms.

2. How we use your data

• To answer your enquiry and arrange viewings, valuations or calls.
• To provide brokerage, leasing, mortgage and related services you ask for.
• To assess job applications.
• To send our newsletter, if you subscribed. You can unsubscribe at any time.
• To understand which channels bring enquiries, and to keep the site secure.
• To meet our legal and regulatory obligations.

We rely on your consent, on steps you ask us to take before a contract, on our legal obligations, and on our legitimate interest in running and securing our business.

3. Who we share it with

We do not sell your personal data. We share it only as needed with:

• Our staff and agents who handle your enquiry.
• Service providers: Cloudflare (website hosting, database and file storage), Resend (email notifications) and Google (Google Sheets, which holds a working copy of enquiries).
• Parties to your transaction, such as developers, landlords, sellers or mortgage providers, when you ask us to proceed.
• Authorities, when the law requires it.

If you contact us through WhatsApp, WhatsApp's own terms and privacy policy also apply.

4. International transfers

Our service providers may store or process data outside the UAE. Where that happens, we take the steps required by applicable law to protect it.

5. Cookies and browser storage

We do not use advertising cookies on this website. Our hosting provider, Cloudflare, collects basic visit statistics without using cookies. Your browser stores a few items on your own device so the site works: saved properties, your comparison list, your currency choice, and the source of your visit for the current session. Our hosting provider may set a security cookie, and staff sign-in uses a cookie. You can clear this storage in your browser settings.

6. How long we keep data

We keep enquiries for 3 years after our last contact, unless the law or an active transaction requires longer. We keep job applications for 12 months. Newsletter details are kept until you unsubscribe.

7. Security

We limit access to personal data by staff role and use encrypted connections and access controls. No system is completely secure, so please contact us at once if you believe your data is at risk.

8. Your rights

Subject to applicable law, including UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data, you may ask to:

• access your personal data or receive a copy of it;
• correct or delete it;
• restrict or object to how we use it;
• withdraw your consent at any time.

9. Children

This website is not intended for anyone under 18, and we do not knowingly collect their data.

10. Changes to this policy

We may update this policy from time to time. The date at the top shows the latest version.
