Downtown Dubai is the city's headline address: Burj Khalifa, The Dubai Mall and the Dubai Fountain sit at its centre, surrounded by Emaar's apartment towers and the low-rise Old Town. It is where people come to live in the middle of everything.

Opera Grand, Downtown Dubai
Burj Royale, Downtown Dubai
Downtown sits between Sheikh Zayed Road and Al Khail Road, with Financial Centre Road and the Business Bay crossing linking it to both. DIFC is next door and DXB airport is around 15 minutes away outside peak hours.
Traffic inside Downtown can be heavy in the evenings and during big events such as New Year's Eve, when roads around Burj Khalifa close for hours.
Two Red Line metro stations, Burj Khalifa/Dubai Mall and Business Bay, serve the area, and a covered walkway links the metro to The Dubai Mall. It is one of the few communities where living without a car is realistic.
Downtown Dubai, Dubai
Mostly high-rise apartments, from studios to large penthouses, many with views of Burj Khalifa or the fountain. The Old Town area offers lower-rise buildings around quieter courtyards, and a handful of branded residences sit at the top of the market.
Professionals working in DIFC, Business Bay and Downtown itself, couples and small families who want city living, and international buyers who like the address and the strong short-let demand from visitors.
A mix of resale apartments in established towers and new launches from Emaar and branded developers. Apartments dominate; villas are essentially absent, and townhouses are rare.
Views drive value here. Two similar apartments can differ a lot in price depending on whether they face Burj Khalifa, the fountain or a neighbouring tower, so check the view from the unit itself, not the brochure.
Ask about service charges and noise: lower floors near the fountain and the Boulevard can be lively late into the night. For holiday lets, confirm the building's rules first.
The Dubai Mall is on the doorstep, with Souk Al Bahar and the restaurants along Mohammed Bin Rashid Boulevard close by. Dubai Opera hosts concerts and shows throughout the year.
Burj Park and the Boulevard are the main outdoor spaces, and the walk around the Burj Lake is popular in the cooler months. There is no beach; the nearest are a 15-minute drive away in Jumeirah.
There are clinics and pharmacies throughout Downtown, and major hospitals within a short drive. Most schools are outside the community, in neighbouring areas such as Al Quoz, Al Barsha and Jumeirah.
