📌 1. Passport Copy
This is the most basic requirement.
✅ Required for: All buyers (UAE residents and non-residents)
If you’re buying through a company, the trade license and shareholder documents will also be required.
📌 2. Emirates ID (For UAE Residents)
If you’re a resident of the UAE, a valid Emirates ID is mandatory.
✅ Required for: Residents only
❌ Not needed for overseas buyers
📌 3. Proof of Address
Some developers, banks, or agents may ask for a recent utility bill or tenancy contract to confirm your address, especially when financing is involved.
✅ Examples:
- DEWA bill
- Tenancy contract
- Bank statement with residential address
📌 4. No Objection Certificate (NOC)
Issued by the developer, this confirms that the property has no outstanding payments or disputes.
✅ Required for: All resale (secondary market) transactions
🏢 Usually arranged by seller but needed at the time of transfer
📌 5. Memorandum of Understanding (Form F)
This is the sale agreement signed between the buyer and the seller, outlining the agreed terms, price, and responsibilities.
✅ Drafted and signed via the Dubai Land Department’s (DLD) system or with the help of a registered broker (like Splendid Homes).
📌 6. Title Deed (Oqood or Full Title)
- Oqood: For off-plan properties (issued by the developer)
- Title Deed: For ready properties (issued by DLD)
✅ You’ll receive the new title deed once the transaction is complete and registered.
📌 7. Bank Pre-Approval or Mortgage Letter (If applicable)
If you’re financing the property through a bank, you’ll need a mortgage pre-approval letter before signing the agreement.
✅ Also needed by the Dubai Land Department to finalize registration.
📌 8. Dubai Land Department (DLD) Registration Documents
During the transfer, you’ll need to complete:
- Form A (listing agreement)
- Form B (buyer-agent agreement)
- Form F (sales agreement)
✅ These are usually facilitated by your agent and must be signed digitally via DLD REST app or Trakheesi system.
🏁 Final Step: Transfer at the DLD Office
Once all documents are verified, the transaction is finalized at the Dubai Land Department or Trustee Office, where the title deed is officially transferred.
